Selling your home inevitably results in a number of questions, which only a qualified real estate professional can answer.

How much should I list for?

In the current seller’s market in Markham, home buyers are asking for more and more for their homes. With a huge lack of inventory, sellers definitely have the advantage. But, this doesn’t truly mean you can ask for exorbitant amounts for your home. Your real estate professional will help you assess fair market value for your home, by comparing recent sales in the area. The worst thing you can do is overprice your home, so working with your realtor will help you figure out the perfect price for what you have to offer.

How do I get the most money for my home?

The best way to get the most money for your home is to make it attractive for the most buyers. This means it should be very clean, in good repair, free of clutter, with a neutral palette, and yes, staged. You want to wow buyers as soon as they walk up your driveway and as they walk through your house. Generally, your home is going to have a range for which it can sell for, based on location, size and amenities, but if you want to be at the top-end of that range, it needs to impress buyers more than the house down the street. This might mean you’ll need to do some repairs and even renovations, but it could be worth it for you in the long run.

How do I sell in one day?

While no real estate professional can guarantee a one-day sale, the best way to have your house sell quickly is to have it priced right, ready to sell from the beginning and available for the most amount of buyers to see it (through viewings, open houses and online marketing). In this market, there is very little seller competition, so it is very possible that your house will sell within hours of being listed.

When is the best time to sell?

There truly is no bad time of year to sell your home. While spring and summer are seen as the peak times for home sales, it also means that there is more competition from other sellers. Winter is a slower time of year for home sales, but that could also be a good thing, as there are few homes on the market, but right now in Markham, buyers are looking for their forever home all year long.

What’s a good closing date?

Generally, 30-60 days is an appropriate amount for a closing. As the seller, if you require a specific date for a closing, you can put that in the listing (because you’ve bought another house, etc.), but you should be flexible to what the buyer wants if you want to sell the house. It would a shame if a house deal fell through because the buyers needed a shorter closing than you could offer. Consider your options for shorter closings before you list your house, so you can ensure that the #1 goal gets realized – selling your home.
