Common Issues Spotted by Home Inspectors

July 8, 2019 By Martin MacFarlane Leave a Comment

When you are buying a home, you want to ensure you are making a good investment. You don’t want to purchase any property with any hidden issues or problems. This is why you want a home inspection. During this time, a trained professional will evaluate the home and give you a detailed report regarding the home’s structure, foundation, and much more.

Following the inspection, you will receive a detailed report of the inspector’s findings. While some are issues that may be small and can be fixed quickly, others are of much greater concern. Let’s talk about several of the most common issues that home inspectors may find in the Markham area.

Water Damage

While there may not be any blaring signs of water damage, there are certainly signs that water has been in the home before. For example, the inspector may find water stains, mold, or even standing water.

Roof Issues

The roof is one area of the home that is often overlooked. In many situations, the homeowner will not worry about the roof’s condition until there is a leak or another obvious problem. The inspector will take a look at the roof and not only let you know if there are missing shingles but if the roof could use a replacement.

Leaky Pipes

Not only will the inspector look for potential leaks and water damage throughout the home, but also for poor plumbing as well. He or she will look at areas of the home from the bathrooms to under the kitchen sink. Even if your kitchen disposal has a crack, this may end up on the report as needing repairs or replacements.

Items in Poor Condition

Many issues on the home inspector’s reports may be because they are old, worn down, and just in poor condition. For example, if you have a cracked window, an exterior door with chipped paint, or even broken shutters, these may appear on the report. Flooring that needs to be replaced, doors that stick when you open them, etc., are all common issues on inspection reports as well.

Electrical Issues

For many homeowners, if the lights and the power work in their home, they don’t think twice about potential electrical issues. However, if there is faulty wiring throughout the home that is not taken care of, this could lead to potential fire hazards and other serious issues.

If you want to learn more about home inspections and if this process is best for you, talk to your Markham real estate agent Martin MacFarlane. He can help you make a wise real estate investment.
