The Drawbacks to FSBO

When selling your Markham property, one of the first decisions you will make is determining whether you will hire a real estate agent to help you throughout the transaction or whether you will try to tackle the process on your own. While you want the most money possible for your home, choosing to sell on your own may not be the answer. This method comes with many drawbacks that you should be aware of. 

Here are just a few of the drawbacks to listing your property as “for sale by owner” (FSBO). 

It is a Lot of Work

Many individuals underestimate all the work involved in the home-selling process. They believe they can stick a “for sale” sign on their front porch and buyers will soon be knocking on their door. It typically doesn’t work that way. 

When selling your home, you will not only need to prepare your property for potential buyers to view but you will need to market the home. You must learn all the rules and regulations for your area that can affect the transaction. Plus, you will need to prepare all paperwork for the sale and make sure there are no errors. 

Keep in mind that when working with a real estate agent, he or she will handle most of these tasks for you so you will have a less stressful and more enjoyable experience. Additionally, your agent has training and knowledge to properly complete all of these tasks, reducing small mistakes that could cost you time and money. 

You Likely Won’t Make that Much Money

Many individuals choose to sell their property on their own to avoid paying a real estate agent’s commission. They believe they can earn more money this way. However, this is likely not the case. A real estate agent is experienced in marketing the property and making it appear appealing to potential buyers. He or she can help you better determine what upgrades and repairs to make to raise your home’s value and to increase your chance of a high offer. 

Additionally, real estate agents have experience in the negotiation process. They can better help you get the money you deserve for the transaction and that you don’t accept an offer just because it is handed to you. 

You Won’t Have the Resources To Make the Task Simple

Real estate agents are not only trained on all tasks in the home-selling journey, but they also have access to resources to help make the process fast and easy. They have the tools they need to ensure they work easier and not harder. Plus, their network of individuals can come in handy as you search for the perfect buyers for your home.
