Things You Should NOT Do When Selling Your Home

In just a few short weeks, spring will be here with warmer weather, fresh flowers, and time spent outdoors. Spring typically creates a hot housing market and if you plan to sell your home during this time, it is important that you are ready. If you want to make an instant impression and entice potential buyers, here are several things you should NOT do when selling your home in Markham. 

NOT Setting a Realistic Asking Price

One of the most important decisions you will make when selling your Markham home is determining the asking price. You must set a realistic asking price as a price that is too high could be affected by the appraisal or you could receive a low offer. A price that is too low may attract potential buyers but it will not give you the money you deserve. You can work with your Markham agent to help you find the right price for your home. 

NOT Cleaning

You want potential buyers to fall in love with your house the minute they step inside. This becomes difficult to do when the house is cluttered, messy, and unkempt. If you are placing your home on the market, you must take the time to clean and care for the home. You want it to be show-ready so it impresses potential buyers. Take the time to declutter all areas of your home, particularly closets and cupboards. Clean all surfaces including light fixtures, baseboards, floors, etc. 

NOT Caring About the Landscaping

The inside of your home shouldn’t be your only worry when selling your property this spring. No matter the size of your yard, it is important that you take care of it and give it a little TLC. Perform basic landscaping tasks such as mowing the lawn, trimming trees, etc. You should also consider planting fresh flowers to add pops of colour to your yard and take the time to care for all major pathways and your driveway. 

NOT Working with a Real Estate Agent

While it is possible to sell your home on your own, this isn’t the wisest decision. Selling a home includes a lot of decisions, paperwork, and tasks to complete.
