What Should You Look for During the Final Walkthrough?

It is time to officially close on your dream Markham home and make it yours. But before you sign the pile of closing documents, you need to conduct your final walkthrough. The purpose of this task is to ensure that the condition of the home is what you agreed upon when placing your offer. To ensure all is well, here are a few things you should look for during this process.

1. All Agreed Upon Repairs are Complete

Following your home inspection, were there certain repairs that the seller agreed to complete? If so, closely look at each problem area to ensure that these repairs were completed and were done well. Make a list prior to the walkthrough using your home inspection documents to ensure nothing is missed and all repairs are accounted for.

2. Everything is Still There

In your offer, did you agree that the fridge, a certain light fixture, the piano, or even a large freezer would remain? If so, make sure all items that were agreed upon in the deal are still on the property. You would be surprised at how many sellers attempt to sneak fixtures, appliances, and even plants away from the home.

3. Everything is in Working Order

Take time to check the condition of many big appliances in your home such as the furnace, air conditioner, etc. When going through the home for the first time, you likely didn’t pay attention to many of these items. And even though the home inspector looked at them, that could have been several weeks – or possibly months — ago. You should also check items such as the garage door, sprinkler system, garbage disposal, and even all the toilets and sinks.

4. The Walls and Ceilings

Once all the furniture is out of the home, it is easier to see if there are any holes, water spots, stains, etc., that the sellers were trying to hide during your showings. Go through each room and carefully inspect the ceiling for any water or smoke damage. Also look on the walls and along the baseboards for damage as well,  particularly in areas where furniture was residing.

Work with an experienced real estate agent in Markham to ensure your final walkthrough is productive and nothing is missed. By not taking this one step seriously, it could cost you significantly in the end.
