Last week, we gave you four tips on having the best experience when buying a Markham home. This week, we’ll talk about how to have the best experience while selling your Markham home.
Find a real estate professional
Just like with buying a home, finding the right real estate professional to sell your home is the key to having a great selling experience. While there are services out there that say you can sell your home yourself, you’ll find that these services add stress to the process and aren’t as cheap as they say they are. You want a professional who will be on your side through negotiations, will value your home appropriately and can take you through all of the legalities involved.
Stage your home
This simple step will ensure that your home sells quickly and for the most money. While it may take a bit of work to stage your home, it is well worth the time and money you invest. Buyers want to see a move-in ready show home and there are many things you can do to make your home appear as so. Start by depersonalizing your home, removing clutter and placing furniture and accessories to make the home appear larger and with good flow. Hiring a stager will make this step much easier for you.
Price it right
The best way you can ensure your home sells quickly is to price it right. Overpricing your home is the biggest mistake a seller can make. It will reduce the amount of people who actually walk through your house, which means fewer offers and less chance to sell it. By using a Markham real estate professional and taking a look at the comparables (other houses that have sold in your area), you can do your best to price it fairly for the market you are in.
Let your home be available
In order to sell your home quickly, you want it to be ready at all times for showings. The day your home is for sale, you should clear your schedule for the next few weeks, knowing that you’ll be going out, eating out and having your home ready to show at a moment’s notice. While having to leave your home every few hours on weekdays and weekends can be a pain, if you can allow as many showings as you can in the first crucial weeks, it will sell sooner and you won’t have to drag on the process.
