5 DIY Projects to do Before Listing Your Home

Before you sell a Markham home, there is going to be work to do. The “lived-in” look isn’t one that buyers covet, so doing a few DIY projects before you list is going to make an immense difference in the amount of time your home spends on the market and possibly in the final purchase price. Here are five DIY projects you should consider doing before calling your local real estate agent and getting the home on the market.

1.       Add lighting

One of the biggest points on a buyer’s wishlist? That it be bright! If you don’t have an abundance of windows, the best way to do this is to add lighting. Not only does this make the space brighter, it gives you a chance to update the fixtures to give the home a more modern look. This easy-to-do DIY project is also relatively inexpensive.

2.       Replace the carpet

One thing that isn’t on most buyer’s wishlists is carpet. Most people shy away from carpet, which has a short durability life, is not very clean and often doesn’t look great. Many people would much rather have wood or laminate flooring in their home over carpet. If your carpet has seen better days, replacing it with new flooring will make a huge impact on your overall home. While a project such as this could get expensive, depending on the type of flooring you choose, hardwood can be relatively easy to install and can be done in a weekend. While hardwood might not net you more money on your home, it will appeal to more buyers and your home won’t be crossed off the list of those who absolutely do not want carpet.

3.       Paint the walls

The cheapest way to make an impact on your home’s value and look is to paint the walls. This very easy DIY project can be done on weeknights and weekends after work and will be well worth the time you spent doing it. One trick though, is to choose neutral colours that appeal to most buyers.

4.       Add some landscaping

While you may have a brown thumb, your buyers may not and seeing a home without landscaping means they may not even walk through the front door. Adding some easy-to-maintain shrubs and perennials will make a huge impact on your home’s wow factor and curb appeal. You can spend as much or as little as you want on this project and it can be done in just one day.

5.       Repair windows and doors

Buyers will find any reason not to buy your home, so you need to ensure you don’t give them any. One of the most important DIY projects you can do before selling your Markham home is to repair your windows and doors. Ensure screens aren’t ripped, windows have no cracks and doors don’t have any dings. If you need to, replace your front door for a limited cost. This DIY project can also be done within one day and it will make a big impact.
