What is the Best Day to List my Home?

You’ve meticulously spent time and money staging your Markham home for sale. You’ve chosen the best real estate agent in the biz, who is going to market your home using beautiful photographs and videos on many social platforms and other avenues. You’ve priced it right according to the current market conditions. What do you want? You want an abundance of interest, a plethora of offers and a quick and easy sale. Is that too much to ask for? Because you want things perfect, you need to get your listing out there on the best day of the week – so what is it?

Saturday or Sunday

While you may believe that having your listing come out on weekend is the best answer, it may actually be the worst. Most buyers will have already had their weekends planned, with their desired showings already on the list of what to see. If your listing comes out Saturday morning, it will be missed by the large crowd of buyers who have time on weekends to see homes (and who may then purchase a home before seeing yours).

Monday

It’s the start of the week, so it makes so much sense to get listing out there on a Monday. Except that it doesn’t. People are often really busy on Mondays with work, extracurricular activities and just trying to get their week in order. They aren’t interested in looking at homes on that day, especially if they’ve looked over the weekend. As well, many holidays fall on a Monday, which means if you are listing in the summer, you don’t want to skip a week of listing because Monday should be the best day.

Thursday

Hey, why not Thursday? Many agents take Thursdays off, after a harrowing and busy weekend and a new weekend ahead, this may be their only day off during the week. But, if your agent isn’t taking this day off, Thursday is definitely a good candidate for listing day. Homes listed on a Thursday sell for more money. Even better, and possibly because of all those agents taking the day off, only 18% of homes are listed on a Thursday, which means you’ll have less competition on that day of new homes on the market.

Friday

Everyone loves Friday and listing agents do too. If a listing goes live at 12:01 am on a Friday, all of the weekend buyers will see it Friday morning when making their list of homes to see on the weekend. Your listing will go up Friday, they’ll be there Saturday to see it and you could be sold by Sunday. If that anecdote doesn’t have you swayed, consider the statistics. Homes that are listed on Friday are toured 19% more, are 12% more likely to sell in 90 days and homes listed on Thursday or Friday sell for slightly closer to selling price than homes listed on other days.

The consensus seems to be that Thursday or Friday are the best days to list your home.
